The property is located in a neighborhood called Holiday Shores.  It has a nice mixture of full-time and part-time residents.  You can be as involved or uninvolved in the community as you please.  Full-time residents seem to get along very well with each other and participate in a variety of group activities in and out of the neighborhood.  Most of the lots in this neighborhood are an acre or a little over an acre, so you usually are not right on top of your neighbor.  There are 364 numbered lots and 10 miles of roads.  This is a reasonable sized community. 

The sellers have occasional weekend residents from the Atlanta area to their left and a couple of undeveloped lots to their right.  Across the road is a large acreage tract of timberland.  The entire setting is definitely picturesque.  Fantastic sunset views across the lake during the summer months.  Lots of wildlife in the area.  The view is out a large cove and across the main channel past a couple of islands.  The lake view is already excellent, but will only improve with development of the lots to the right.

There is a Home Owners Association in the neighborhood.  The dues are $190/yr.  The restrictions are limited to the more obvious situations that can negatively impact property values and enjoyment of home ownership.  If you want to raise your own chickens and goats or have 10 rusty cars on blocks in the yard, this neighborhood will probably not work for you. 

The obvious amenity in the neighborhood is the lake.  The common area of this neighborhood has a pavilion, docks and a boat ramp.  There is a volunteer fire department located in this common area.  A number of the full-time residents are certified fire fighters and they are always looking for new volunteers.  Visit www.kevinonlakesinclair.com and visit the "Area" tab to get a feel for the larger area.
